Edmonton MLS® Search

How do you find your dream home? How do you know if your are not missing on any listings. What is the quickest and most convenient way to search for properties?

Our map based Edmonton MLS® Search is a great tool to look for homes not only in Edmonton but also in surrounding areas. The search is updated within minutes a property is entered into the MLS® SYSTEM by a real estate agent. You can choose your search criteria by price range, property type, number of bedrooms and bathrooms, age and size of the property. You can also zoom in and out from a specific area or neighbourhood or simply drag the map in either direction.

One of the great advantages of this search is the ability to view the location of the property in relation to major routes and other homes for sale in the area. For a closer look, just click on the green icon and you will be able to view pictures and more detailed information on the particular home.

Edmonton Real Estate Market Update

Another great month for Edmonton real estate market!

Seems like most are pleased with the 2009 housing market performance as consumer confidence is slowly returning. With have started 2009 with gloomy predictions and much of skepticism. The forecast by many, including some of our clients was rather pessimistic. Just at the beginning of 2009, the Canadian TSX Composite Index ended at 8,694 after dropping from 14,467 mark and within 7 months losing almost 40 percent of its value. People were still being laid off and overtime was cut down.

So what would the forecast for 2010 be like? On January 13, Realtors Association of Edmonton is holding its yearly Housing Forecast Seminar. We all look forward to hear what some of the industry's speakers have to say. By the way last year's forecast by the association was rather conservative and the market has performed better than originally anticipated.

However, the prices of residential properties were far away from going down. We have finish the year with average price for single detached homes and condos at 4 percent higher compared to December of 2008. The inventory has decreased substantially, in August of 2008 we had over 9,500 properties available compared to 5,226 at the beginning of December of 2009.

In my humble opinion, we should end 2010 in positive territory similar to 2009 year performance. Now, let's look at December's numbers.

December sales through the MLS® System were at the second record high and totalled 948 single detached houses, townhouses, condominiums and duplexes sold. The prices for single detached homes were stable at 366,761, just a notch below last month's level and 4 percent higher than last year. Condos, on the other hand, were selling 5.4 percent higher than in November and also 4.1 percent higher than in December of 2010. Th average selling price for condos was 244,174.

The average days on market ratio was 50, 8 days shorter than last year and only couple days longer than November. There were 1,118 homes listed in December with a sale to list ratio of 85%.

Twin Brooks is located in south west Edmonton, north of the Athony Henday Drive and south of Blackmud Creek. There are currently 7 single detached homes for sale in Twin Brooks through MLS® System, ranging in price from 409,000 to 1,198,000.
In the last 90 days, 27 single detached homes have sold in Twin Brooks neighbourhoods, ranging in sold price from 369,800 (1,181 sq.feet bi-level) to 2,550,000 ( two storey, 5005 sq.feet home with triple garage). The average sold price for these homes, except for the couple over one million dollars sales, was 518,728 / 257 per sq.foot, list price 532,628 / 276, days-on-market 42 and sold-to-list price ratio 97 percent. Current absorption rate for Twin Brooks SD homes is 1.2 months with 7 available listings and 6 sold in the last 30 days.

2009 year to date, 87 houses have sold in Twin Brooks, for an average price of 525,210 / 258 per square foot with a list price of 545,205 / 268. These homes ranged in sold price from 289,000 to 2,550,000. It took on average 53 days for the properties to sell with 209 days being the longest and 5 the quickest. The average sold-to-list price ratio stood at 96 percent, ranging from 101% to 91%.

Twin Brooks Condominium Townhouses: 10 sold in total in 2009, three in Ravenwood Court, two in Village Green, one in Meadows Twin Brooks, two in Horizon Twin Brooks, and two in Brookside Village. Sold range: 260,000 - 430,000, average sold price: 324,090 / 255 per sq.foot, list price: 338,938 / 266, days-on-market: 36, sold-to-list price ratio: 95 percent., size: 1,283.

Twin Brooks Low Rise Apartment Condos: 7 units sold (all two bedrooms) in 2009 in Pointe Twin Brooks. Sold range: 168,000 - 203,000, average sold price: 185,892 / 208 per sq.foot, list price: 195,453 / 219, days-on-market: 41, sold-to-list price ratio: 95 percent, size: 892 sq.feet.

In the last 90 days, 16 homes have sold for the average price of 418,144 / 318 per sq.foot with a list price of 426,792 / 325. The sold price ranged from 260,000 to 740,000. The average sold-to-list ratio was 97 percent and days-on-market 38. The current absorption rate for Westmount is very good and stands at 1.3 which shows a big demand for the homes in the area.

Edmonton Real Estate Market Update

The Edmonton real estate market remains steady. The forecast for 2010 is more on the positive side for many, as the current numbers remain strong.

“We anticipated sales levels would be the same as last year but REALTORS® have already sold more property than last year with a month to go. This is a good indicator of the strength of our local market.” said Charlie Ponde, president of the REALTORS® Association of Edmonton.


There were total of 1,261 residential sales in November, 41.0% higher than the same month of 2008 and it took on average 48 days for the homes to sell. The average price for a single family home is up by 1.2% at $368,018, and 1.5% higher than the same month last year.

Condos, on the other hand, are down by 2.5%, selling on average for $231,684 and almost no change in price compared to November of 2008.

As to number of sales this year, there have been 20,355 homes sold so far as compared to 19,448 in 2008. Sales-to-listing ratio was 67% and 1,894 homes have listed on the MLS® System while the inventory stood at 5,226 properties.
